Mountain Country Homes of Hope Family Selection / Partnership Criteria
Mountain Country Homes of Hope
is not a free or give-away program. Families must demonstrate that
they have the ability to pay a monthly mortgage, including taxes
and insurance (called Escrow), and be able to pay utilities and
maintenance on their home. Below are the guidlines that a family
must meet in order to qualify for a home through MCHH. If you or your family meet these guidelines,
we encourage you to apply.
l. Must be a resident
of Taney or Stone County for two (2) consecutive years before applying.
Example: If you moved to the area in June 2005, you will be eligible
to apply June 2007.
II. Present housing
is inadequate:
Inadequate means: Problems with the structure (holes in walls, roof,
floors, poor insulation, etc.). Inadequate water, electrical or
sewer systems. Environment is hazardous to health. Also considered
is extreme overcrowding based on number of occupants, age and sex
of occupants and amount of actual living space.
lll. Income:
1. Applicants must meet the income guidelines stated below which
reflect a maximum of 70% of the combined median income for Taney
and Stone Counties and not less than 50% of the median income
as established by HUD.
2. Mortage must not
jeopardize other financial obligations or living expenses.
3. Must make a down
payment of $500.00 that can be made in nine (9) monthly installments
( 8 @ $56.00 and 1 @ $52.00). This must be earned income by the
family.
4. The applicants(s)
must have a source of steady, legal income and show financial
stability by having maintained the same job for a minimum of six
months before applying.
5. The family must
be willing to disclose all financial information with MCHH. Information
will not be kept confidential and will only be used in determining
the family's fanancial qualifications.
lV. Must be willing
to Partner by committing to:
1. Attend Home Ownership
classes.
2. Make monthly payments
to HCHH for the down payment on your home.
3. Put in "Sweat
Equity" hours of which each single applicant family has an
obligation to put in 400 hours and 2 applicant families of 450
hours.
a. The family themselves
must put in at least 150 (single applicant) or 200 (multiple applicant)
hours.
b. 150 hours may be
donated by up to five friends or family members not occupying
the house. For example: you may choose to have your mother, father,
sister and two friends help on the house.
c. 100 hours may be
donated by a group that you solicit such as your Sunday school
class or church, a group of employees from work, etc.
Mountain Country Homes of Hope
accepts applications between February 1 and July 31 of each year.
